Some things are our responsibility to fix and some are yours, as the tenant. Your tenancy agreement gives a lot of detail on this, but below, you will find an overview.
Your responsibilities include:
Keeping your home in reasonable condition | Replacement of light bulbs, fluorescent strips and starters – except in communal areas. | Replacing or repairing damaged internal doors | Fitting draught excluders |

Minor plastering cracks and chips | Renewal drawer handles | Servicing tenants own appliances such as gas fires | Telephone points and sockets |
Gardens, trees and hedges | Putting up curtain rails (but not battens) | Sweeping chimneys for open fire | TV aerials unless you are on a communal aerial system |
Replacement of hat and coat hooks | Easing and refitting internal doors after carpets have been laid | Re-setting at fuse board the circuit protection switches (MCB or RCD) | Cracked or broken glazing |
Washing lines – except for communal areas and sheltered schemes | Laminate flooring – to include reinstatement after essential repairs have been carried out | Clearing leaves from external gullies or grids | Paving other than the main path |
Where damage has been caused by a third party who is not a member of the household, or visitor, for example, a break in or vandalism, the resident will not be recharged the cost of the repair as long as the resident has reported the crime to the Police and obtained a crime reference number.
